What the Queensland market looks like in 2026

I recruit building products sales and nothing else. Nine years in this one market means I know the Queensland territory, the product categories and the people who move the dial.

Queensland is booming. The Olympics is genuinely part of it, but the deeper driver is population growth and the steady pull of people relocating north. The civil and infrastructure sales pipeline behind it is substantial. There is a heavy concentration of candidates on the Gold Coast, and I have placed people in Queensland who moved up from the southern states. Movement runs both ways, but the northward pull is the noticeable one.

There is so much going on that everyone is chasing the same talent, which keeps the market tight.

Why Queensland is three markets, not one

Queensland does not behave like a single market. Brisbane, the Gold Coast and the Sunshine Coast each work differently, and drawing the territory wrong is an expensive mistake.

The Gold Coast is effectively its own city and could almost stand as its own territory, but more often than not a Brisbane rep covers it. The Sunshine Coast has increasingly become its own patch. Gold Coast and Northern New South Wales are often run together as one territory, so a Queensland role will sometimes reach south of the border.

North of Brisbane, the far north is usually covered on breadth rather than on the ground. A Brisbane-based rep flies up and covers it in stints rather than a company placing someone there. And depending on the business, a Queensland role can stretch to the Northern Territory, though realistically that is one or two trips a year, not a regular run. This is how building products sales recruitment across Australia works when you are covering Queensland.

Where the work sits

Interiors and A&D sales work centres on the Brisbane design precinct, including the Build and Design Centre in South Brisbane. Industrial and distribution sit around the Trade Coast near the port and airport, the northside through Geebung, Virginia, Northgate and Banyo, the southside at Acacia Ridge, Rocklea and Coopers Plains, and the M1 corridor at Yatala and Stapylton.

Why Queensland reps have to think like advisers

Queensland has its own chain-of-responsibility law for non-conforming building products. Everyone in the chain, including the supplier, carries a non-transferable duty to ensure a product is not non-conforming for its intended use, has to pass product information down the line, and has to notify the QBCC within two days if they suspect a problem. Penalties run past 100,000 dollars. That puts the salesperson squarely in the compliance frame, not off to the side of it.

On top of that, NCC 2022 has applied to new Queensland homes since 1 May 2024, with a 7-star minimum and a Whole-of-Home score, and low-lead plumbing requirements came in from 1 September 2025. The strongest Queensland candidates sell as a compliance-trusted adviser, not just a relationship seller.

The roles I place in Queensland, and the hard one

BDMs, Specification Managers, Account Managers and State Managers. The hardest are the standalone state sales and business development roles, the spec-to-delivery ones, and senior people who can run the state on their own from a sales point of view. The relationship-risk factor makes it harder again. When a Melbourne or Sydney head office has been covering Queensland remotely and decides to put someone on the ground, they often want proven local relationships, which shrinks an already thin pool.
