Novated Leases for Building Products Sales Reps: The Honest Numbers

A modelled comparison of a novated lease, a cash allowance and a fully maintained company car. Rules checked 21 August 2026 against FY2026-27 rates.

Specified Select's model of a $110,000 building products sales rep on a $20,000 car allowance puts a novated lease, a cash allowance and a fully maintained company car within $686 a year of each other. There is no universal answer. What decides it is how much of your driving is genuinely deductible, whether you keep a logbook, and whether the car is electric.

That is a less satisfying headline than the one you will read on a lease provider's site. It is also the one the numbers support, and every figure below comes from a model I have published the assumptions for so you can check it.

Can you have a novated lease if you get a car allowance?

Yes, provided your employer offers novated leasing.

That second half is the part people assume. A car allowance does not give you the right to novate. Your employer needs salary packaging capability, an arrangement with a provider, and the willingness to run the payroll deductions and the FBT reporting. Plenty of building products businesses do not offer it.

Where they do, the allowance keeps being paid as ordinary taxable salary. It does not become tax free and it does not sit in a special bucket. The lease is sacrificed from your future total salary, so on a $110,000 base plus a $20,000 allowance the deductions come out of the full $130,000.

Four variations worth asking about before you accept an offer.

Some employers cap the deduction at the allowance amount. Some fold the allowance into a single total remuneration figure, which can quietly hide a lower base. Some mandate a panel provider, which removes your ability to shop the finance rate. Some restrict novation to permanent staff past probation.

Ask about superannuation in the same conversation. Under the Payday Super changes that took effect on 1 July 2026, a salary sacrifice into a car is not added back to qualifying earnings the way a sacrifice into super is. An employer paying only the statutory minimum can calculate super on your reduced cash earnings. On the pre-tax deduction in the model below that is about $1,120 a year less super. A contract, policy or agreement promising "base salary plus super" or a pre-sacrifice base prevents it. Get it in writing.

How a novated lease works

Three parties. You choose the car and carry the risk. Your employer takes on the lease payment obligation while you work there, runs the payroll deductions and handles the FBT. The finance company owns the car until the lease ends and the residual is paid.

The load-bearing phrase is "while you work there". Your employer is not buying you a car. They are stepping into a payment arrangement temporarily.

Fully maintained bundles budgets for fuel, registration, insurance, servicing and tyres into one payroll deduction. Non maintained is the finance payment only and you pay running costs yourself. Fully maintained means budgeted and administered, not capped. Go through tyres faster than the budget assumed and you top it up.

What is actually good about a novated lease

Three things survive once the sales pitch is stripped out.

Choice. You pick the car and you are the economic owner. At the end you pay the residual and keep it. A company car is chosen for you, often carries private use restrictions, and goes back when you leave.

Some tax benefit. How much depends entirely on your circumstances, which is what the model below is for. The most dependable piece is the GST inside the vehicle price. On a $45,000 car with $2,500 of registration and stamp duty, that is $3,864 the financier reclaims, capped across the market at $6,353 for FY2026-27 against the car limit of $69,883. You do not claim that credit yourself. Whether it reaches you depends on how the provider structures and prices the quote, which is why you ask for the amount financed as a line item.

Budgeting. One payroll deduction covers finance, fuel, registration, insurance, servicing and tyres. If you would pay those costs privately anyway, the administration has value.

The thing to hold onto is that the choice and the risk are the same thing. You pick the car because you are the one carrying it.

How the tax works

Two methods, and which one your employer uses changes the answer.

The statutory method takes the car's base value multiplied by 20%, less any post-tax contribution. The statutory percentage has been a flat 20% regardless of kilometres travelled since 1 April 2014. Base value excludes registration and stamp duty.

The operating cost method uses actual running costs multiplied by your private use percentage. It needs odometer records and a continuous, representative 12 week logbook, which then generally holds for five years unless your pattern of use changes materially. For a rep with genuine high business use it is usually better.

The Employee Contribution Method is why provider quotes show a pre-tax and post-tax split. You make a post-tax contribution equal to the taxable value, reducing it dollar for dollar, usually to nil. On the $42,500 base value in the model that is $8,500 a year collected after tax purely to cancel the FBT.

Which means "everything is paid pre-tax" is not accurate for a petrol car. A substantial part is deliberately post-tax.

Electric vehicles

An eligible battery electric or hydrogen fuel cell car can be exempt from FBT if it was first held and used on or after 1 July 2022, luxury car tax has never been payable on it, and it sits below the fuel efficient LCT threshold of $91,661 for FY2026-27. No FBT means no ECM, so the whole package can come out pre-tax. In the model that is worth about $2,062 a year against buying the same EV privately.

Plug-in hybrids stopped qualifying for new arrangements from 1 April 2025. Continued exemption requires the pre-1 April 2025 arrangement to have been exempt and a financially binding commitment to continue providing that specific car to that employee. An option to extend is not enough.

An FBT-exempt EV still produces a reportable fringe benefits amount on your income statement.

On the 2027 changes. The 2026-27 Budget announced a 25% FBT discount for eligible EVs over $75,000 from 1 April 2027, continued full exemption for eligible EVs up to $75,000 where the arrangement starts before 1 April 2029, and a permanent 25% discount for all eligible EVs from 1 April 2029. A 25% discount applied to the 20% statutory fraction gives an effective 15% fraction. This is an announced Budget measure, not enacted law. The Fringe Benefits Tax Assessment Act contains no 1 April 2027 transition as at August 2026. Nothing is settled about how leases already running will be treated. If your lease would cross that date, check the position at the time you sign rather than relying on any calculator built this year, including mine.

Reportable fringe benefits

Reducing your taxable salary does not reduce every income test. Your reportable fringe benefits amount is not assessable income, but it is counted in your HELP repayment income and in the Medicare levy surcharge income test. "Package a car and pay less HECS" is at best incomplete.

Does high mileage make a novated lease better?

No, and it is the most common thing I hear that is wrong.

Under the statutory method the FBT percentage is flat at 20% whatever your odometer says. A rep on 15,000 km and a rep on 40,000 km in the same car start from an identical taxable value. Kilometres only help if your employer uses the operating cost method and you keep a valid logbook.

High kilometres do two other things, and both matter. They increase running costs, which is neutral to slightly positive in a packaged arrangement. And they hurt resale against a fixed residual, which is a risk you carry.

The real variable is your deductible business use

Here is what nobody selling a lease will tell you. You cannot claim work related car expenses on costs paid through your salary package. So the question is what deduction you are giving up.

The model assumes a $110,000 base plus a $20,000 taxable allowance, a $45,000 drive-away petrol car including $900 registration and $1,600 stamp duty, five years at 8.5%, 30,000 km a year, fuel at 9.5L/100km and $2.00 a litre, matching the default in the car allowance calculators, insurance $1,800, registration $900, servicing and tyres $2,200, resale of $15,000 at 150,000 km, and FY2026-27 resident rates plus the 2% Medicare levy with private hospital cover and no HELP debt. Tolls are excluded because territories vary too much to generalise.

That gives an FBT base value of $42,500, a $3,864 GST credit inside the vehicle price, $41,136 financed on the novated lease, and a five year residual of $11,955 at the ATO's 28.13%.

The $13,728 deduction is 75% of $18,304, being $10,600 of running costs, $2,079 of average annual interest and $5,625 of decline in value on the prime cost method over an eight year effective life. The novated package is $17,837, being an $8,201 lease payment plus $9,636 of running costs net of the employer's GST credit, split $8,500 post-tax and $9,337 pre-tax. Terminal equity is the resale value in the cash column, and resale less residual in the novated column, divided by five.

$686 separates the best and worst outcome, and the cash and novated columns are $46 apart. Read that as a dead heat, not a ranking. Move any one assumption, the interest rate or the resale value or the fuel price, and the order changes.

What actually moves it

Novated advantage over the cash allowance, in dollars a year. Positive means the lease wins.

Business use is the whole story. If little of your driving is deductible, the novated lease wins comfortably. If most of it is and you keep a logbook, the two are level.

And most reps do not keep a logbook. On the cents per kilometre method instead, capped at 5,000 km at 91c, the maximum deduction is $4,550 and the novated lease wins by $2,983. If you are not going to keep records, that is your real comparison.

Vehicle price moves it the other way from what you would expect, because ECM scales with 20% of the base value. At 30,000 km and 75% business use the novated position runs from +$593 on a $30,000 car to -$1,049 on a $75,000 one.

The company car overtakes private ownership at around 25,000 to 26,000 km a year on these assumptions. Below that, cash is ahead. Above it, the employer absorbing fuel, tyres, servicing, insurance and depreciation wins.

The risks

Changing jobs. Under the usual deed structure the novation unwinds when your employment ends and the obligation returns to you. Your new employer is not compelled to accept it. They need salary packaging capability, they have to accept your provider, and they have to run the payroll and FBT. Until that is live you fund the lease from after-tax income. Exact obligations, fees, transfer rights and timing depend on your lease and novation deeds, so read them rather than relying on a general description.

The residual is not a valuation. The percentages of 65.63, 56.25, 46.88, 37.50 and 28.13 for one to five year terms are the Commissioner's accepted minimums for a bona fide lease. A lower residual can be supportable where a considered market value estimate justifies it. Nobody is promising the car will be worth the number in your contract. A car carrying a $16,875 four year residual on a $45,000 cost base that has done 120,000 km on a sales territory may not sell for that. You fund the gap.

Early exit costs. A payout can include the outstanding finance, the residual, and early termination and administration fees. Get a settlement quote before you resign, not after.

Budgets are not caps. High kilometres eat tyres, servicing and repairs faster than the budget assumed.

No automatic windfall on a petrol car. ECM forces a large post-tax component precisely to neutralise FBT.

Superannuation. Covered above. Roughly $1,120 a year on this model if your employer pays only the statutory minimum.

The quote is where the cost hides. Providers earn from the finance margin, establishment and monthly management fees, dealer sourcing, insurance commissions, add-on products and disposal fees. Two examples they publish themselves: a RemServ credit guide discloses a $475 flat application fee, and a Smartleasing sample quotation dated 5 May 2023 shows a $506 documentation fee and insurance commissions up to 20.6%. Those are disclosed examples from two providers, not a market benchmark, and they are dated. Ask your own provider for their equivalents.

Get these eight figures in writing before you sign.

  3. Total lease rentals over the full term
  4. The implied interest rate from those payments and the residual
  5. The residual, excluding and including GST
  6. Every establishment, documentation and management fee
  7. Insurance premiums, commissions and optional products
  8. Early payout and change of employer charges

Compare the finance and the fees separately from the running cost budgets. Budgets are mostly pass-through money and bundling them makes an expensive quote look comprehensive.

Before you resign, if you have a lease

Get a current payout quote, your lease contract and novation deed, your maintenance budget balance and the refund or shortfall rules, your residual and end date, written confirmation from the new employer that they will novate, and written confirmation from the provider of the transfer steps, timing and fees.

I have had candidates turn down a better role because the numbers on an existing lease did not work. That conversation is easier before a resignation than after one.

Working out your own answer

The model gives a rule rather than a verdict.

Little or no deductible business use. The novated lease is ahead by roughly $3,700 to $5,200 a year on these assumptions. This is the strongest case for it.

Some deductible business use, or no logbook. Still ahead. On the cents per kilometre method the gap is about $2,983.

High deductible business use with a logbook. A coin flip, and the novated lease edges it by $46 on the base case. Within a few hundred dollars either way, which is inside the noise of your interest rate, insurance premium and resale value. Decide on choice, cash flow and job security instead.

An eligible EV under the LCT threshold. Ahead by roughly $2,062, and the FBT exemption is doing that work rather than the finance.

Above about 26,000 km a year, or if you might change employers inside the term. A fully maintained company car with fuel and tolls covered is usually the safer package.

If you are a hiring manager: my view, from the packages I see across building products, lighting and A&D, is that a cash allowance on its own asks a rep to fund the cost of doing their job and wait until tax time for part of it back. Adding a fuel card and toll coverage is the cheapest way to fix that. I have no survey data on how common that is in this market, and as far as I can tell nobody publishes any, so treat it as an observation rather than a benchmark.

Frequently asked questions

Can I salary package a car if I already get a car allowance?

Yes, as long as your employer offers novated leasing. The allowance continues to be paid as taxable salary and the lease is sacrificed from your total remuneration. Having an allowance does not by itself mean you can novate.

Is a novated lease worth it for high kilometre driving?

Kilometres are not the deciding factor. The FBT statutory percentage is flat at 20% regardless of distance travelled, so high mileage does not reduce the tax. What decides it is how much of your driving is deductible. Above roughly 26,000 km a year a fully maintained company car tends to beat both options.

What happens to my novated lease if I change jobs?

Under the usual deed structure the novation ends with your employment and the obligation returns to you. You can ask your new employer to novate it, pay it privately from after-tax income, or pay it out. Your new employer is not obliged to accept it, and your own deeds govern the detail.

Does a novated lease reduce my HECS repayments?

Not necessarily. Your reportable fringe benefits amount is counted in HELP repayment income, so the reduction in taxable salary can be added back for that test.

Does a novated lease reduce my superannuation?

It can. Since 1 July 2026 a salary sacrifice into a car is not added back to qualifying earnings, so an employer paying the statutory minimum can calculate super on your reduced cash earnings. On the model above that is about $1,120 a year. A contract promising super on your pre-sacrifice base prevents it.

Can I still claim work kilometres on tax with a novated lease?

Not for costs met through the salary packaged arrangement. Work expenses you incur independently and that are otherwise deductible are a separate question.

Is an EV novated lease still FBT exempt?
